Are there any restrictions on ownership in the turks and caicos?
No, there is no differentiating between a foreign purchaser and a local purchaser of property in the Turks & Caicos. Foreign corporations cannot directly own property but they can own the shares of Turks and Caicos corporations that own property.
Do i need a turks and caicos attorney?
We strongly advise purchasers to instruct a Turks & Caicos attorney for their purchase. Purchasers sometimes ask if their US, Canadian or European Attorneys may act for them, but foreign counsel are not qualified in Turks & Caicos law (nor familiar with standard TCI real estate practices), which governs their purchase & subsequent ownership.
Do i need a tci bank account before i purchase?
No. Most funds are transferred, held and exchanged between Attorney's Client Trust Accounts.
Is financing available on island?
The short answer is yes, but, this comes with some considerations.
1 . Commercial Banks in the Turks and Caicos are slower to approve loans that in many other countries.
2. Lending rates are often higher than what people pay in their home country.
3. Private lenders are available and can make swift decisions but their loan to equity ratio is usually 50% and their interest rate are higher(albeit they should be viewed as bridge financing and not a long term lending solution).
